Rates are as posted on our main web site,( tworiversranch.com ) and are subject to change at any time prior to TRR's acceptance of a rental deposit for a specific term.

Sewer system.  Guests shall not deposit items like tampax or disposable diapers in the toilets. Please advise everyone in your Group of this requirement.   Please keep in mind that the garbage disposal is for minimal quantities of garbage. Larger quantities, such as corn husks, should be placed in the trash. If you clog or back up the septic system with excessive use of the disposal, or inappropriate flushing of items in the toilets, you will be responsible for the cost to repair the system.

Futon use. The house has 8 futons which make into full size beds. Upon your arrival, linens and blankets will be provided according to your needs. If you have small children, who may have overnight accidents, PLEASE use the provided plastic sheets as well to avoid soiling the futon cover.

Rental Deposit: A deposit equal to 50% of the total rental rate for the term reserved will be required to hold a rental for the proposed dates.

Full payment: of the Rental Rate, all sales taxes and Cleaning/Damage Deposit is due 90 days prior to arrival.

Refunds. A 50% Rental Deposit shall be refundable, less a $50 per rental day handling fee, at any time prior to 90 days preceding arrival. After 90 days before arrival the Rental Deposit is refundable only to the extent that we are able to re-book the dates, less a $50 per rental day fee.

Additional Charges. Renter shall be charged as determined by TRR for any damage, missing items, excess cleaning, cleaning of washer/dryer or any other action by Renter’s party which is outside normal and reasonable wear and tear of the property.

Maid Service. We do not provide any maid services during your stay. We are responsible for thorough cleaning, linens and towels following your departure.

Cleaning. You are responsible to pick up after yourselves and deposit trash in the outside dumpster. The Kitchen is to be left in the same condition as it was upon arrival. A cleaning fee of up to $500 will charged if the house is left in an excessively dirty condition.

Legal disclaimer of liability. Two Rivers Ranch, LLC, hereby disclaims any responsibility for injury, damage, or death to Renter or any member of Renter's Group or Party or to any guest of Renter while on Two Rivers Ranch Property. Renter agrees to indemnify and hold Two Rivers Ranch LLC, harmless from any and all claims, damages, actions, or liability of every kind arising from the use and occupancy of the Two Rivers Ranch Property by Renter, members of Renter's Group or Party, and their guests.

Towels and linens. Towels and linens are provided. There will be no changes for stays less than 8 days. If these items become unusually soiled, you may use the washers and dryers during your stay.

Fishing. Two Rivers Ranch has outstanding fishing. You should know that the Colorado Law dictates that this section of the river is "catch and release" only. Also Colorado does require a fishing license which can be obtained for a minimum fee at the gas station at Farmer’s Korner, the Wal-Mart in Frisco or various sporting goods stores. In addition, you may only use artificial flys and lures. No worms, salmon eggs, or other type of bait is allowed. Both the Blue and Swan rivers are private and reserved for the exclusive use of the guests of the ranch. You may feel free to inform any other party attempting to fish on TRR property that they need to leave. Our boundary upstream on the Swan ends at the R.V. park and there is a fence. Upstream on the Blue we are marked by a pole on either side of the river with Two Rivers Ranch no trespassing signs. Upstream from there is public fishing all the way to highway 9. Downstream on the Blue is TRR Property to a point marked on both sides of the river. Please respect the property rights of all downstream owners and do not fish downstream of our boundary.

Fires. No fires are allowed on the property. The house has a large fireplace with gas logs for your enjoyment. Violation of this condition will result in forfeiture of Damage Deposit. No outside fires of any kind are permitted.

Trash. There is a dumpster outside to empty your trash containers in. Please dispose of all trash in the dumpster.

Smoking. NO smoking allowed inside the house. You MAY smoke in the garage, which is heated, or outside.

Skis and boots. Must be left in the HEATED garage. Do not bring skis, snowboards,boots poles or similar equipment into the house

Mechanical problems. If something is not working correctly, please call Mr. Immers at 453-0223.  If no one answers, leave a number to call back along with a description of the problem and someone will contact you..

Pets. Because future guests may have pet allergies, we must insist that you do not bring pets of any kind onto the Two Rivers Property. If you are traveling with a pet, boarding is offered across the street at D n’ R Kennel. You should call them in advance, the phone number is 970-453-6708

Cleaning/Damage Deposit: Provided that there are no deductions to be mad therefrom, the Cleaning/Damage deposit will be returned within 10 days after departure.

Notice to Renter's Group: Renter agrees to provide all members of Renter's Group with a copy of these Rental Terms and Conditions.

Breach of Agreement: In the event Renter breaches the Rental Agreement or these Rental Terms and Conditions, Renter shall be liable to Two Rivers Ranch, LLC for all damages resulting from such breach, including but not limited to all attorney fees and costs incurred by Two Rivers Ranch LLC, as the result of such breach.

Court Action: In the event of any dispute between the parties to this Agreement, sole and exclusive jurisdiction for any and all legal proceedings brought by either party hereto shall be in the State Courts of the State of Colorado and sole and exclusive venue shall be in Summit County, Colorado. In the event of suit by either party hereto, both parties waive any rights that either might have to a trial by jury.
